1. Introduction#

Welcome to NZZL.

These Terms of Service govern your access to and use of nzzl.com, including the website, account features, listing tools, booking tools, payment flows, communications, support channels, review features and related services made available by NZZL.

The NZZL platform is operated by NZZL SARL, a société à responsabilité limitée incorporated in the Kingdom of Morocco, registered with the Registre du Commerce of Rabat under RC No. 200277, with ICE No. 003938346000035, having its registered office at 5 Rue Daraa, Résidence Fatima Zahra, Appartement 5, Agdal, Rabat, Morocco.

These Terms apply to all users of the Platform, including Guests, Hosts, Host Representatives, account holders, browsers and any person or entity accessing or using NZZL.

By accessing or using the Platform, creating an account, listing accommodation, making a booking, submitting or receiving payment, communicating with another User or using NZZL support, you agree to be bound by these Terms.

If you do not agree to these Terms, you must not use the Platform.

2. User Summary#

This summary is for convenience only. The full Terms below apply.

In summary:

  • Guests must book and pay through NZZL, review listing and cancellation terms before booking, follow House Rules, and report issues promptly.
  • Hosts must provide accurate Listings, honour confirmed bookings, comply with applicable laws, keep accommodations safe and clean, and use NZZL's official payment and support processes.
  • All Users must act lawfully, avoid off-platform payments, protect personal data, and follow NZZL's policies.

3. Legal Entity, Brand and Platform#

For clarity:

  • NZZL SARL is the legal entity that operates the Platform.
  • NZZL is the brand used for the accommodation marketplace and related services.
  • nzzl.com is the website through which the Platform is made available.
  • Where these Terms refer to "NZZL", "we", "us" or "our", they refer to NZZL SARL, unless the context requires otherwise.

4. Policy Framework#

These Terms are supported by additional policies, rules, standards, booking conditions, payment conditions and operational procedures published, referenced or shown by NZZL from time to time.

These may include the Privacy Policy, cancellation policies, payment and payout terms, Host rules and standards, listing standards, damage and additional-charge procedures, review and content rules, support procedures, safety standards, trust standards, conduct standards and any other rules shown at account setup, listing creation, booking, checkout, payment, payout or support review.

Where these policies, rules, standards or booking conditions are published, referenced or shown by NZZL, they form part of the agreement between Users and NZZL.

If there is a conflict between these Terms and a more specific policy, booking condition, Host rule, payment term, cancellation rule or listing rule, the more specific rule will apply to that subject matter, unless NZZL states otherwise.

Nothing in these Terms limits any mandatory rights that a User may have under applicable law.

5. Definitions#

NZZL, we, us, our means NZZL SARL, the operator of nzzl.com and related services.

Platform means nzzl.com and any related website, tools, communications, support processes, listing services, booking services, payment flows or other services operated by NZZL.

User means any person or entity accessing or using the Platform, including Guests, Hosts, Host Representatives, account holders, browsers and support users.

Guest means a User who searches for, requests, books, pays for or stays in accommodation through the Platform.

Host means a User who lists, offers, manages, represents or makes accommodation available through the Platform.

Host Representative means a person acting for a Host, property owner, company, property manager or other authorised representative.

Listing means accommodation content, photos, prices, fees, availability, House Rules, cancellation terms, amenities, location information, descriptions, policies and related information made available on the Platform.

Booking means a reservation, request, confirmed stay or accommodation transaction made or managed through the Platform.

Accommodation means a property, room, apartment, villa, riad, house or other stay made available by a Host.

Fees means accommodation price, taxes, platform fees, cleaning fees, service fees, additional guest fees, payment processing fees, deposits, security amounts or other charges shown before payment or otherwise agreed through the Platform.

House Rules means rules set by the Host and/or NZZL for use of the Accommodation.

Content means text, images, listings, messages, reviews, prices, policies, profiles, comments and other material uploaded, displayed, sent or made available through the Platform.

Stay Issue means a material issue affecting a confirmed stay, including Host cancellation, unavailable Accommodation, material Listing inaccuracy, serious cleanliness or habitability issue, undisclosed material safety concern, or inability to access the Accommodation due to Host fault.

Host Terms means any additional terms, policies, standards or operational rules applying to Hosts.

Payment Terms means any additional terms or rules governing payments, payouts, deductions, refunds, chargebacks, fees, taxes, deposits, security amounts or payment provider requirements.

6. NZZL's Role#

NZZL operates the Platform and facilitates accommodation discovery, listing, booking, payment, communication, support and marketplace governance.

Unless expressly stated otherwise:

  • NZZL does not own, operate, lease, manage or control the accommodations listed on the Platform.
  • Hosts are responsible for the accommodation they offer, including its accuracy, availability, safety, legality, condition, cleanliness and compliance with applicable requirements.
  • Guests are responsible for reviewing listing details, prices, fees, cancellation rules, House Rules, check-in requirements and other booking conditions before confirming a booking.
  • A confirmed booking creates a stay arrangement between the Guest and the Host, subject to these Terms and the applicable booking conditions.
  • NZZL may set listing standards, booking rules, payout procedures, support procedures, quality controls, safety rules and operational requirements.
  • NZZL may review listings, bookings, payments, complaints, disputes, cancellations, refunds, User conduct and Platform activity, and may take action where necessary to protect Guests, Hosts, NZZL, the Platform, marketplace trust, payment integrity, safety, legal compliance and operational reliability.

7. Eligibility, Authority and Verification#

You may use the Platform only if you:

  • are at least 18 years old;
  • have legal capacity to enter into a binding contract;
  • provide accurate and current information;
  • use the Platform only for lawful purposes;
  • comply with these Terms and applicable laws; and
  • are not prohibited from using the Platform under applicable law or by NZZL.

If you use the Platform on behalf of a company, property owner, Host, Host Representative or any other person or entity, you represent and warrant that you have authority to act for and bind that person or entity.

NZZL may require identity, ownership, authority, payment, payout, property, tax, safety, fraud-prevention or other verification before allowing a User to book, list, receive payout, continue using the Platform or access certain Platform services.

NZZL may refuse, suspend, restrict or terminate access to the Platform if we reasonably believe that you are not eligible, lack authority, fail verification, provide false or incomplete information, breach these Terms, or may create legal, financial, safety, operational, reputational, payment or trust risk.

8. Accounts and User Information#

You may be required to create an account or provide information to use certain Platform services.

You agree that all information you provide is accurate, complete and up to date.

You are responsible for keeping your login details secure.

You must not share your account with unauthorised persons.

You must notify NZZL promptly if you suspect unauthorised account access.

NZZL may require additional information or verification before allowing a booking, listing, payout, refund, account change or other Platform activity.

Hosts must provide accurate listing, contact, payout, tax, identity, ownership, authorisation and property information where requested.

NZZL may suspend or restrict an account if information is incomplete, inaccurate, misleading, fraudulent, suspicious or not updated when circumstances change.

Users are responsible for activity carried out through their accounts unless caused by NZZL's proven fault or security failure.

NZZL may require Users to accept updated Terms, policies or Platform rules before continuing to book, list, manage reservations, receive payouts or use certain Platform services.

9. General User Responsibilities#

All Users agree not to:

  • use the Platform for unlawful, fraudulent, abusive or misleading purposes;
  • provide false identity, contact, payment, listing, property, payout, tax or stay information;
  • bypass or attempt to bypass NZZL's booking, payment, fee, support, communication, cancellation, refund, damage-claim or dispute process;
  • request, make, accept, solicit or encourage off-platform payments for bookings or related charges;
  • move, redirect, extend, settle, modify or repeat a booking outside the Platform to avoid NZZL fees, rules, support processes, payment controls or policies;
  • interfere with the Platform's security, availability, operation or integrity;
  • scrape, copy, reproduce, resell, reverse engineer, misuse or commercially exploit Platform content without permission;
  • harass, threaten, abuse, discriminate against, mislead or harm Guests, Hosts, NZZL staff or third parties;
  • upload or transmit malware, phishing links, spam, fraudulent messages or harmful content;
  • misuse support, cancellation, refund, complaint, damage, review or dispute processes;
  • use another person's account or information without authorisation;
  • manipulate prices, bookings, reviews, ratings, search results or marketplace trust;
  • use incentives, threats, retaliation, refunds, services, discounts or other pressure to influence reviews, ratings, complaints or feedback;
  • use the Platform in a way that creates legal, safety, operational, reputational, payment, security or trust risk; or
  • violate these Terms, applicable law or any policy referenced by NZZL.

NZZL may restrict access, cancel bookings, pause listings, suspend accounts, remove content, refuse future bookings, delay or withhold payouts, or take other appropriate action where these rules are breached.

10. Host Responsibilities#

Hosts are responsible for the accommodations they list and for their conduct on the Platform. Hosts must:

  • have the legal right, authority, permission, licence and capacity to list and offer the Accommodation;
  • ensure that the Accommodation is lawful, safe, clean, available, accurately described and reasonably consistent with the Listing;
  • provide complete and accurate information about the Accommodation;
  • keep prices, fees, availability, House Rules, cancellation policies, location information, amenities, photos, check-in details and restrictions current;
  • promptly update or notify NZZL if any Listing information becomes inaccurate, misleading, unavailable, unsafe, incomplete or outdated;
  • honour confirmed bookings unless cancellation is permitted under these Terms, Host Terms, applicable policy, law, safety requirements, force majeure or exceptional circumstances;
  • provide Guests with accurate check-in, access, House Rule and stay instructions;
  • respond to Guests and NZZL within required or reasonable timelines;
  • comply with all applicable laws, taxes, permits, licences, registrations, property rules, building rules, lease restrictions, community rules, safety obligations and accommodation requirements;
  • disclose material limitations, risks, restrictions, construction, access issues, safety issues, shared-space arrangements, lawful surveillance devices where permitted, or neighbourhood conditions that may affect a Guest's stay;
  • not request, accept, solicit or encourage off-platform payments;
  • not discriminate, harass, mislead, threaten or abuse Guests, NZZL staff or third parties;
  • cooperate with complaints, refunds, cancellations, damages, chargebacks, investigations, support requests, safety reviews and legal or regulatory requests;
  • provide evidence where making claims against Guests;
  • protect Guest personal data and use it only for booking-related purposes;
  • maintain any required insurance, permissions, authorisations or consents;
  • provide accurate payout information and update it promptly when it changes; and
  • accept that NZZL may pause, unpublish, restrict, edit or remove Listings or accounts for trust, safety, legal, operational, quality, payment or Platform protection reasons.

Hosts are responsible for all taxes, charges, declarations, registrations, permits, licences and compliance obligations applicable to their Listings, payouts and accommodation activity, except where NZZL expressly states that it will handle a specific obligation or where applicable law requires otherwise.

11. Host Quality Standards#

Hosts must maintain minimum standards of quality, reliability, accuracy, safety and responsiveness.

Hosts must ensure that:

  • the Accommodation is available and accessible at the confirmed check-in time;
  • the Listing is accurate and not misleading;
  • the Accommodation is clean, safe, habitable and reasonably consistent with the Listing;
  • essential utilities, access arrangements, amenities and safety features disclosed in the Listing are available and functional unless clearly stated otherwise before booking;
  • accurate and timely check-in instructions are provided;
  • the Host remains reachable around check-in and during urgent stay issues;
  • material restrictions or risks are disclosed;
  • confirmed bookings are honoured unless cancellation is permitted; and
  • Guest complaints and NZZL support requests are handled promptly and in good faith.

NZZL may measure Host performance using response time, cancellation frequency, complaint history, listing accuracy, refund history, Guest feedback, damage claims, safety issues, payment issues, chargebacks and support escalations.

NZZL may remove or restrict Hosts with repeated quality failures even if no single incident is severe.

NZZL may pause, restrict, rank lower, unpublish, remove or otherwise act on Listings or Host accounts that do not meet NZZL standards.

12. Guest Responsibilities#

Guests are responsible for their use of the Platform, their bookings and their conduct during a stay.

Guests must:

  • review Listing information, prices, fees, cancellation rules, House Rules, check-in details and booking conditions before confirming a booking;
  • provide accurate Guest, stay, payment and contact information;
  • ensure that only declared or approved Guests stay at the Accommodation;
  • comply with House Rules, occupancy limits, check-in and check-out requirements, local laws and building or community rules;
  • use the Accommodation only for lawful stay purposes;
  • respect the Accommodation, neighbours and surrounding community;
  • report material issues as soon as reasonably possible; and
  • vacate by the required check-out time.

Guests must not:

  • host unauthorised parties, events, commercial activity or gatherings;
  • cause nuisance, disturbance, danger, damage or excessive noise;
  • bring more Guests than approved;
  • engage in illegal activity;
  • tamper with security, utilities, locks, smoke detectors, cameras, access devices or safety equipment;
  • remove property items; or
  • stay beyond the approved check-out time without authorisation.

Guests should inspect the Accommodation promptly after check-in and report material issues as soon as reasonably possible, especially issues affecting access, safety, habitability or material listing accuracy.

NZZL or the Host may refuse entry, cancel a booking, impose additional charges, suspend account access or take other action if Guest information is inaccurate, if Guest conduct breaches these Terms, or if the number or identity of Guests materially differs from the booking details.

13. Listings, Host Content and Hidden Charges#

Hosts are responsible for ensuring that all Listing information and Host Content is accurate, complete, current, lawful and not misleading.

Listings may include descriptions, photos, location information, amenities, prices, fees, availability, cancellation policies, House Rules, check-in instructions, restrictions and other details.

Hosts agree that:

  • Listings must accurately represent the Accommodation;
  • photos must not be materially misleading;
  • amenities listed must be available and functional unless clearly disclosed otherwise;
  • prices, fees, taxes, deposits, cleaning fees, service fees and other charges must be complete and not misleading;
  • Hosts must not impose hidden fees or undisclosed charges after booking unless permitted by the booking terms, clearly disclosed before payment or approved by NZZL;
  • availability must be current and updated promptly;
  • House Rules and cancellation policies must be clear before booking; and
  • material limitations, safety issues, access restrictions, construction, shared spaces, surveillance devices where permitted, and unusual conditions must be disclosed.

Hosts must have the right to upload and use all photos, descriptions, names, trademarks and materials they submit.

Hosts must not require Guests to sign or accept any separate rental agreement, waiver, rule, fee, charge, deposit, penalty or condition that conflicts with the booking terms shown on the Platform, unless that requirement was clearly disclosed before payment and is permitted by NZZL.

If there is any inconsistency between a Host's separate rule and the booking terms shown on NZZL, the NZZL booking terms control unless NZZL states otherwise.

NZZL may edit, pause, remove, restrict or unpublish any Listing where information appears inaccurate, incomplete, misleading, unlawful, unsafe, fraudulent, unsuitable, inconsistent with Platform standards or harmful to Guest trust.

14. Booking Process#

All bookings must be made through the Platform or through an official NZZL support process.

Before booking, Guests are responsible for reviewing:

  • the Accommodation description;
  • dates and length of stay;
  • number and identity of Guests;
  • location;
  • total price and fees;
  • taxes or other charges shown;
  • cancellation policy;
  • refund rules;
  • House Rules;
  • check-in and check-out requirements;
  • Guest restrictions;
  • support procedures; and
  • any booking-specific limitations or requirements.

A booking is not confirmed merely because a Guest started a booking flow, submitted details or initiated payment.

A booking is confirmed only when NZZL confirms the booking through the Platform or through an official NZZL communication.

Booking confirmation may be conditional on payment verification, fraud checks, Host or Listing availability, identity checks, compliance checks or other controls required by NZZL.

Hosts must honour confirmed bookings unless cancellation is permitted under these Terms or applicable booking rules.

15. Booking Status and Confirmation#

NZZL may use the following booking statuses:

  • Started / Draft means the booking process began but was not completed.
  • Payment Pending means payment was initiated but has not yet been verified.
  • Under Review means NZZL is reviewing a booking, payment, Host, availability, verification or operational issue.
  • Confirmed means the booking has been confirmed through the Platform or official NZZL process.
  • Failed means the booking or payment process failed.
  • Cancelled means the booking has been cancelled under the applicable rules.
  • Manual Review means NZZL is reviewing a mismatch, support issue, exceptional case, compliance issue or operational concern.

Guests should treat a booking as confirmed only if they receive confirmation through the Platform or an official NZZL communication.

If a Guest or Host is unsure whether a booking is confirmed, they must contact NZZL support promptly and should not assume that the stay is confirmed.

16. Prices, Fees, Taxes and Charges#

Prices and fees are displayed before payment.

The total amount payable may include Accommodation price, platform or service fees, cleaning fees, taxes or government charges, payment processing fees, additional Guest fees, deposits or security amounts where applicable and shown, and other disclosed charges.

Guests are responsible for reviewing the total amount before confirming payment.

Hosts are responsible for ensuring that prices, fees, taxes and other charges they provide or approve are accurate, complete, current, lawful and not misleading.

Hosts are responsible for all taxes, charges, declarations, registrations, permits, licences and compliance obligations applicable to their Listings, payouts and accommodation activity, except where NZZL expressly states that it will handle a specific obligation or where applicable law requires otherwise.

NZZL will use reasonable efforts to ensure that the price shown before payment is the price charged.

If a clear pricing error occurs, NZZL may cancel, correct or review the booking, provided that Users are treated fairly and in accordance with applicable law.

17. Payments and Official Payment Channels#

All payments must be made through the official NZZL payment process unless NZZL expressly confirms otherwise in writing.

Guests must not make, and Hosts must not request, accept, solicit or encourage, any off-platform payment for a booking, extension, fee, deposit, damage claim, cancellation, upgrade, service, tax, penalty or related charge unless expressly authorised by NZZL.

Users agree that:

  • NZZL may use third-party payment providers;
  • payment availability, supported currencies and payment methods may vary;
  • payments may be subject to fraud checks, bank authorisation, payment provider rules, identity checks and compliance review;
  • a booking may not be confirmed if payment fails, is reversed, is suspected to be fraudulent, or cannot be verified;
  • NZZL may cancel or suspend bookings where payment cannot be verified; and
  • NZZL may withhold, reverse, refund, charge back or review payments where required for fraud prevention, payment error, dispute resolution, legal compliance, payment provider requirements or Platform protection.

Users must not send money through unofficial links or third-party messages claiming to be from NZZL, a Guest, a Host or any third party.

Users must not share card details, bank details, payment codes or verification information outside the official payment process.

Suspicious payment requests must be reported to NZZL promptly.

Separate Payment Terms may apply and may govern payment processing, Host payout timing, chargebacks, refunds, deductions, fees, taxes, deposits, security amounts, currency and payment provider requirements.

NZZL is not responsible for losses arising from off-platform payments or unauthorised payment communications, unless caused by NZZL's proven fault or where applicable law provides otherwise.

18. Host Payouts and Payment Adjustments#

Host payouts are subject to successful Guest payment, payment provider rules, NZZL procedures, applicable booking terms, Host Terms, Payment Terms, operational checks and applicable law.

Hosts agree that payouts are not guaranteed until the booking is valid, paid, not subject to unresolved dispute, and eligible for payout under applicable rules.

Payout timing may depend on payment provider processing, booking status, fraud checks, complaint checks, chargeback windows, operational review and applicable law.

NZZL or its payment provider may delay, withhold, reverse, reduce, offset or adjust payouts where there is cancellation, refund, complaint, chargeback, duplicate payment, suspected fraud, Listing misrepresentation, safety issue, legal issue, tax issue, payment error or breach of these Terms.

Hosts must provide and maintain accurate payout, bank, identity, tax and contact information.

NZZL is not responsible for payout delay caused by incorrect Host information, payment provider delay, bank delay, compliance review or investigation.

Hosts may be responsible for refunds, chargebacks, penalties, Guest claims, operational costs or losses caused by Host breach, Host cancellation, inaccurate Listing information, unavailability, safety issue or failure to honour a booking.

NZZL may deduct amounts owed by a Host from future payouts where permitted by law and applicable payment rules, and may pause payouts while a complaint, payment issue, legal issue, safety issue, tax issue, compliance issue or investigation is pending.

19. Cancellation Policies#

Each booking is subject to the cancellation policy shown before payment.

The cancellation policy displayed before payment is binding for that booking, subject to applicable law and any exceptional review by NZZL.

NZZL may apply standard cancellation policy types or listing-specific cancellation policies.

These policy types may include Flexible, Moderate, Strict, Non-refundable or Custom cancellation terms.

The exact cancellation deadline, refund calculation, non-refundable amount and exceptions will be shown before payment or in the applicable Cancellation Policy.

NZZL may publish separate Cancellation Policy terms that provide more detailed rules, deadlines, refund calculations, non-refundable amounts and exceptions.

20. Cancellations by Guests#

If a Guest cancels, the refund will be determined by:

  • the cancellation policy shown at the time of booking;
  • the timing of the cancellation;
  • any non-refundable fees disclosed before payment;
  • payment provider rules;
  • applicable law; and
  • any exceptional review by NZZL.

Approved refunds will normally be made to the original payment method where possible, unless another lawful refund method is agreed.

Refund timing may depend on the payment provider, bank, card network and operational processing times.

21. Cancellations by Hosts#

Hosts must honour confirmed bookings.

Hosts must not cancel confirmed bookings except where permitted under these Terms, applicable Host Terms, booking conditions, law, safety requirements, force majeure, Major Disruptive Events or other valid exceptional circumstances.

Hosts must promptly notify NZZL if they cannot honour a booking, if the Accommodation becomes unavailable, if a safety or habitability issue arises, if access cannot be provided, if a Listing becomes materially inaccurate, or if any issue may affect a confirmed or upcoming stay.

If a Host cancels or cannot honour a confirmed booking, NZZL may:

  • help the Guest find alternative accommodation where available;
  • issue a full or partial refund;
  • provide booking support;
  • pause, restrict or remove the Host's Listing;
  • reduce, withhold, reverse or adjust Host payout;
  • apply Host restrictions, ranking effects, account suspension or removal from the Platform;
  • require Host cooperation and evidence; and/or
  • take other reasonable steps to protect Guest trust and Platform reliability.

Host cancellation consequences may be further governed by the Host Cancellation Policy and any Valid Host Cancellation Reasons Policy published or referenced by NZZL.

22. Booking Changes#

A booking change may include a change to dates, number of Guests, Accommodation, price, fees, check-in details or other booking terms.

A booking change is valid only when approved through the Platform or through an official NZZL support process.

NZZL is not responsible for informal changes agreed directly between a Guest and Host outside the Platform unless NZZL expressly confirms the change.

If a booking change affects price or fees, additional payment, partial refund, revised confirmation or further review may be required.

Hosts and Guests must not use informal booking changes to bypass NZZL fees, payments, policies, support processes, cancellation rules or Platform controls.

23. Stay Issues, Refunds and Rebooking Support#

A Stay Issue may include:

  • confirmed Accommodation being unavailable;
  • Host cancellation;
  • material inaccuracy in the Listing;
  • inability to access the Accommodation due to Host fault;
  • serious cleanliness, habitability, safety or access issue;
  • undisclosed material restriction, risk, shared-space condition or safety issue;
  • payment taken but booking not confirmed;
  • duplicate payment;
  • incorrect price charged;
  • NZZL, Host or Guest material operational error; or
  • another exceptional circumstance that NZZL determines should be reviewed.

Guests should report a Stay Issue as soon as reasonably possible after discovering it, especially where the issue affects check-in, safety, habitability, access or material listing accuracy.

Where NZZL publishes or references a specific Rebooking & Refund Policy, the reporting timeframe and available remedies in that policy will apply.

Late reporting may affect the remedy available if NZZL or the Host was not given a reasonable opportunity to review or resolve the issue.

NZZL may request evidence, including photos, videos, messages, receipts, check-in records, payment records, identification, Listing records, access records or other relevant materials.

Hosts and Guests must cooperate reasonably with NZZL's review.

NZZL will review Stay Issues reasonably and in good faith, based on available evidence, booking records, payment records, Host information, Guest information, Platform records and applicable law.

After review, NZZL may:

  • reject the claim;
  • issue a full or partial refund;
  • assist with alternative accommodation where available;
  • require Host or Guest action;
  • pause payout to the Host;
  • cancel the booking;
  • apply account, Listing, payout, support or operational restrictions;
  • charge or request payment for valid additional amounts; or
  • take another fair and reasonable action.

Nothing in this section limits any mandatory rights a User may have under applicable law.

24. Complaints, Disputes and Support Review#

Users may submit complaints or disputes through NZZL's official support process.

NZZL may first encourage Users to resolve issues through Platform communication, then through NZZL support, and then through formal review where evidence, booking records, payment records and Platform records are assessed.

Complaints should be submitted as soon as reasonably possible and should include, where relevant:

  • the booking reference;
  • description of the issue;
  • date and time of the issue;
  • photos, screenshots, videos, receipts, messages or other evidence;
  • communications between the Users;
  • payment records, if relevant; and
  • the requested resolution.

NZZL will use reasonable efforts to review complaints fairly and promptly.

NZZL may make operational decisions to protect Guest trust, Host fairness, Platform safety, legal compliance, payment integrity and marketplace reliability.

Nothing in these Terms removes any rights a User may have under applicable law.

25. Check-In, Check-Out and House Rules#

Guests must comply with the Listing's check-in and check-out times, identity requirements, access instructions, House Rules, occupancy limits and local laws.

Hosts must provide accurate and timely check-in, access, House Rule and stay information.

Guests are responsible for:

  • arriving at the agreed time or notifying the Host or NZZL of delay;
  • providing required Guest information;
  • ensuring that only declared or approved Guests stay at the Accommodation;
  • respecting occupancy limits;
  • following noise, visitor, smoking, pet, parking, building and community rules;
  • keeping the Accommodation reasonably clean and safe;
  • returning keys, access cards, remote controls or access devices;
  • reporting damage, safety concerns, access problems or urgent issues promptly; and
  • vacating by the required check-out time.

Late check-out, unauthorised Guests, prohibited events, damage, excessive cleaning, lost keys, smoking violations, pet violations or other breaches may result in additional charges, cancellation, removal from the property, suspension from the Platform or other action.

NZZL or the Host may refuse entry, cancel a booking or take other action if the number or identity of Guests materially differs from the booking details.

26. Damage, Loss, Deposits and Additional Charges#

Guests are responsible for damage, loss, excessive cleaning, missing items, penalties, fines or charges caused by the Guest, the Guest's invitees, or persons the Guest allows into the Accommodation.

NZZL or the Host may request payment for physical damage, missing items, lost keys or access devices, excessive cleaning, unauthorised smoking, unauthorised pets, unauthorised Guests, late check-out, rule violations or other losses caused by Guest conduct.

Hosts must submit damage or additional-charge claims promptly and with reasonable evidence.

Unless NZZL states a different period in a Damage or Additional Charges Policy, Hosts should submit damage claims within 72 hours after check-out.

NZZL may reject claims that are late, unsupported, excessive, inconsistent, misleading or not reasonably connected to the Guest's stay.

Before applying additional charges, NZZL may request evidence from the Host and may give the Guest a reasonable opportunity to respond, unless urgent action is required or the charge is undisputed.

Additional charges may be processed through the Platform, requested separately, deducted from any deposit where applicable, offset against payout where permitted, or pursued through other lawful means.

NZZL may charge the Guest through the payment method on file where permitted by law, these Terms, the booking conditions and payment provider rules.

NZZL may publish a separate Damage and Additional Charges Policy setting out evidence requirements, timing, review process, charge method, deposits where applicable, exclusions and dispute handling.

27. Safety, Emergencies and Surveillance#

Hosts are responsible for providing Accommodation that is safe, lawful and reasonably consistent with the Listing.

Hosts must maintain the Accommodation in a safe and habitable condition and must promptly notify NZZL of any safety, access, maintenance, legal, habitability or availability issue that may affect a Guest's stay.

Hosts must disclose all cameras, recording devices, monitoring devices, noise-monitoring devices or similar equipment located at or around the Accommodation, whether active or inactive, where such devices may affect Guest privacy or where disclosure is required by NZZL policy or applicable law.

Cameras or recording devices are not permitted in private areas such as bedrooms, bathrooms, sleeping areas or other areas where Guests reasonably expect privacy.

Guests must not tamper with lawful and disclosed safety or security equipment.

Guests must report safety concerns immediately.

If there is an emergency, danger to life, suspected crime, fire, medical issue or urgent safety concern, Users should first contact local emergency services where appropriate, then notify NZZL as soon as reasonably possible.

NZZL may take action where safety concerns arise, including contacting the Host or Guest, assisting affected Users, cancelling or relocating a booking, pausing or removing a Listing, notifying authorities where legally required, issuing refund, payout or support decisions, suspending Users, and/or taking other action to protect safety and Platform integrity.

28. Community Disturbance, Parties and Neighbourhood Conduct#

Guests, Hosts and visitors must respect neighbours, local customs and community wellbeing.

Disruptive parties, open-invite events, unapproved gatherings, excessive noise, large numbers of unregistered visitors, nuisance, littering, parking disruption, trespassing, vandalism or advertising a Listing as party-friendly or event-friendly may violate NZZL policy.

NZZL may review, block, cancel or restrict bookings or Listings that create elevated party, disturbance, safety, fraud or community-risk concerns.

NZZL may require Hosts to update House Rules, correct occupancy limits, remove party-related advertising, cooperate with disturbance reports, or take other reasonable steps to protect surrounding communities.

Repeated or serious community disturbance may lead to cancellation, refund, payout adjustment, Listing suspension, account suspension or removal from the Platform.

Community disturbance matters may be further governed by the Community Disturbance Policy.

29. Reviews, Ratings and User Content#

NZZL may allow Users to submit reviews, ratings, comments, complaints, photos, Listing descriptions, Host profiles, Guest feedback, messages or other Content.

User Content includes Host Content, Guest Content, Listing Content, reviews, messages, photos, descriptions, profile information, prices, rules, policies, responses and any other content submitted through the Platform.

Users agree that their Content must be truthful, lawful, relevant, respectful, accurate and not misleading.

Users must not submit Content that is:

  • false or misleading;
  • defamatory, abusive, discriminatory or threatening;
  • private or confidential without permission;
  • unlawful or infringing;
  • promotional spam or unrelated to Platform activity;
  • intended to manipulate ratings, reviews, prices, bookings or marketplace trust;
  • retaliatory, coercive or incentivised;
  • submitted in exchange for improper benefit; or
  • harmful to safety, security or Platform integrity.

Users must not offer incentives, threaten consequences, condition refunds or services, or otherwise manipulate reviews, ratings, feedback, complaints or support outcomes.

Hosts must have the rights required to upload and use any photos, descriptions, names, trademarks, property information and materials they submit.

NZZL may moderate, remove, restrict, edit, decline to publish or disable Content that violates these Terms, applicable law or Platform standards.

Users grant NZZL a non-exclusive, worldwide, royalty-free licence to use, display, reproduce, adapt, translate, modify, distribute and publish their Content for Platform operation, marketing, trust and safety, dispute handling, support, legal compliance and service improvement, subject to applicable privacy law.

Reviews may be further governed by the Review Policy.

Content may be further governed by the Content Policy.

30. Privacy and Personal Data#

NZZL processes personal data in accordance with its Privacy Policy.

The Privacy Policy explains what data NZZL collects, why it is used, how it is shared, how long it is retained, and what rights Users may have under applicable law.

Personal data may include, for example, name, email, phone number, identity or verification information, payment-related information handled by payment providers, booking details, Listing, Host or property information, messages, support records, device and usage information, and other information needed to provide the service.

Hosts may use Guest personal data only for the purpose of managing the relevant booking, stay, communication, support issue, legal requirement, or other purpose authorised by NZZL.

Hosts must not use Guest personal data for marketing, resale, unrelated contact, harassment, discrimination, off-platform solicitation, or any purpose not connected to the relevant booking.

Hosts must protect Guest personal data, keep it confidential, and delete or securely retain it only as needed for the relevant booking, legal compliance, accounting, tax, safety, dispute or record-keeping purpose.

The Privacy Policy forms part of the Platform's legal framework and should be read together with these Terms.

31. Government and Public-Sector Reporting#

NZZL may produce aggregated, anonymised or de-identified reports for government, tourism, economic development, public policy, research or market analysis purposes.

Such reports may include information such as number of bookings, nights stayed, average prices, city, district or regional distribution, occupancy trends, accommodation supply trends, demand trends and general marketplace performance.

NZZL will use reasonable efforts to ensure that aggregated, anonymised or de-identified reports do not identify individual Guests, Hosts, property owners or specific private properties.

NZZL may apply aggregation thresholds, small-cell suppression, geographic grouping, time-period grouping or other safeguards designed to reduce the risk that individual Users, Hosts, Guests, property owners or specific private properties can be identified from public-sector reports.

NZZL does not include personal data in aggregated public-sector reports unless required by law, authorised by the relevant User, or otherwise permitted under applicable law.

NZZL may be required by law to provide personal data to authorities, regulators, courts, law enforcement or government bodies in certain circumstances.

Where this occurs, NZZL will handle such requests in accordance with applicable law.

32. Platform Content and Intellectual Property#

The Platform, brand, design, software, text, images, logos, trademarks, layouts, databases, tools and other content are owned by or licensed to NZZL, Hosts, Users or other rights holders.

Users may use the Platform only for lawful Platform-related purposes.

Users must not copy, reproduce, scrape, resell, reverse engineer, exploit or misuse Platform content without permission.

Nothing in these Terms gives Users ownership of NZZL's intellectual property.

33. Third-Party Services#

The Platform may use third-party service providers, including payment processors, hosting providers, analytics tools, mapping services, communications providers, fraud-prevention tools, customer support tools and other technology providers.

Use of third-party services may be subject to additional terms and privacy rules.

NZZL is not responsible for third-party failures except to the extent required by applicable law or where NZZL has expressly accepted responsibility.

34. Platform Availability and Changes#

NZZL aims to keep the Platform available and functional, but does not guarantee uninterrupted access.

The Platform may be unavailable because of maintenance, technical issues, hosting or network failures, payment provider issues, cyber incidents, legal or regulatory requirements, service changes, force majeure, or events outside NZZL's reasonable control.

NZZL may modify, suspend, restrict or discontinue features, Listings, services or access where needed for security, safety, legal compliance, service quality, operational control, Host quality, Guest trust, payment integrity or Platform protection.

Confirmed bookings remain subject to the booking terms, cancellation policy, House Rules and payment terms shown at the time of booking, unless a change is required by law, safety, security, payment provider rules, force majeure or exceptional operational reasons.

35. Suspension, Cancellation and Termination#

NZZL may suspend or terminate accounts, cancel bookings, restrict payments, delay or withhold payouts, pause or remove Listings, block access, remove Content, or take other action where we reasonably believe that:

  • a User breached these Terms;
  • a User failed to accept updated Terms or policies required for continued Platform use;
  • information provided is false, incomplete, misleading or fraudulent;
  • payment is invalid, reversed, disputed, unauthorised or fraudulent;
  • a User may create safety, legal, financial, reputational, operational, payment or trust risk;
  • a User misused support, refund, cancellation, damage, review or dispute processes;
  • a User attempted, requested, accepted or encouraged off-platform payment;
  • a Guest violated House Rules or caused damage, nuisance or safety risk;
  • a Host provided inaccurate Listing information, failed to honour bookings, repeatedly cancelled, failed to respond or offered unsafe Accommodation;
  • a Host lacks authority, licence, permission or legal right to list the Accommodation;
  • a Host has invalid payout information or unresolved payment, refund, tax, chargeback, compliance or safety issues;
  • continued access may harm NZZL, Guests, Hosts, third parties or the Platform; or
  • action is required by law, payment provider rules, public authority or Platform protection.

Where reasonable and lawful, NZZL may notify the affected User of the action and reason.

36. Limitation of Liability#

To the maximum extent permitted by applicable law:

  • NZZL is not responsible for the acts, omissions, content, conduct, property, services, communications, representations, availability, safety failures or accommodation conditions of Users, except where caused by NZZL's own proven fault.
  • NZZL is not liable for indirect, incidental, special, consequential, punitive or exemplary damages.
  • NZZL is not liable for loss arising from off-platform payments, unauthorised communications, inaccurate information provided by Users, third-party failures, Host conduct, Guest conduct, property conditions or User breach of these Terms.
  • NZZL's aggregate liability in connection with a booking shall not exceed the amount of fees paid to NZZL for that booking, unless applicable law requires otherwise.
  • Nothing in these Terms limits liability that cannot lawfully be limited, including liability for fraud, intentional misconduct, gross negligence, personal injury, misleading information, unfair terms, statutory refunds, privacy, safety, consumer protection, or rights that cannot be waived under applicable law.

37. Indemnity#

To the extent permitted by law, Users agree to indemnify and hold harmless NZZL, its managers, employees, contractors, affiliates and representatives from claims, losses, damages, liabilities, costs and expenses arising from:

  • the User's breach of these Terms;
  • misuse of the Platform;
  • breach of law;
  • false or incomplete information;
  • off-platform payment or communication;
  • Content submitted by the User;
  • disputes with another User or third party;
  • damage, loss, injury, complaint, chargeback, refund or claim caused by the User; or
  • actions of persons the User invites, authorises, employs, represents or allows to participate in a booking or stay.

Hosts also agree to indemnify NZZL for claims, losses, damages, liabilities, costs and expenses arising from:

  • their Listings;
  • Host Content;
  • Accommodation condition, safety, legality, cleanliness, availability or misrepresentation;
  • Host cancellation or failure to honour a booking;
  • Host taxes, permits, licences, registrations, property permissions, insurance or legal obligations;
  • inaccurate payout, tax, ownership, authorisation or property information;
  • Guest claims caused by Host breach, conduct, omission or misrepresentation; and
  • off-platform payment requests or arrangements.

38. Force Majeure and Exceptional Events#

NZZL is not responsible for delay, failure, cancellation, unavailability or disruption caused by events outside its reasonable control, including natural disasters, war, terrorism, civil unrest or public emergency, government action, epidemic or public health measures, strikes or labour disruption, utility or internet failure, payment system failure, cybersecurity incident, transport disruption, severe weather or other force majeure events.

NZZL may cancel, modify, refund, pause, restrict or support bookings affected by such events in a reasonable manner, taking into account Guest impact, Host impact, Platform safety, operational feasibility and applicable law.

Certain exceptional events may be further governed by a Major Disruptive Events Policy published or referenced by NZZL.

39. Consumer Rights#

Nothing in these Terms excludes or limits any mandatory rights a User may have under applicable consumer protection laws.

These Terms do not affect rights that cannot be waived under applicable law, including rights relating to misleading information, unfair terms, statutory refunds, privacy, safety or consumer protection.

If any part of these Terms conflicts with mandatory consumer protection law, the mandatory law will prevail.

40. Communications#

NZZL may communicate with Users by email, SMS, WhatsApp or other messaging channel where enabled, Platform notification, account dashboard, phone call, support ticket or other contact details provided by the User.

Users are responsible for keeping contact information current and checking communications related to bookings, Listings, payments, payouts, support requests, disputes, safety issues and Platform activity.

Official NZZL communications will not ask Users to make off-platform payments through suspicious links, unofficial accounts or unverified channels.

41. Changes to These Terms#

NZZL may update these Terms from time to time.

If changes are material, NZZL will use reasonable efforts to notify Users through the Platform, email or other appropriate means.

The version in effect at the time of booking will generally apply to that booking, unless a change is required by law, safety, security, payment provider rules or urgent operational reasons.

NZZL may require Users to accept updated Terms or policies before continuing to book, list, manage reservations, receive payouts or use certain Platform services.

Continued use of the Platform after updated Terms take effect means you accept the updated Terms.

42. Governing Law and Dispute Resolution#

These Terms are governed by the laws of the Kingdom of Morocco.

Before starting formal legal proceedings, Users agree to first contact NZZL and allow NZZL a reasonable opportunity to review and resolve the issue through its support process.

If a dispute cannot be resolved amicably, it shall be submitted to the competent courts of Morocco, unless mandatory law provides otherwise.

43. Severability#

If any part of these Terms is found invalid, unlawful or unenforceable, the remaining parts will continue to apply.

The invalid part will be interpreted or replaced in a way that most closely reflects the original intent, to the extent permitted by law.

44. Entire Agreement#

These Terms, together with the Privacy Policy, applicable cancellation policy, booking conditions, House Rules, Payment Terms, Host Terms, listing rules, payout terms, damage procedures, review rules, safety rules and any other policies referenced by NZZL or shown at checkout, listing setup, payment, payout or account setup, form the agreement between the User and NZZL regarding use of the Platform.
